Service agreement for Bangkok Property Inspections

1. Service Description
Bangkok Inspect provides visual property inspection services for residential rental properties in Bangkok. Our inspections include documenting the condition of a property through photographs and written observations, WiFi and electrical testing, safety assessments, and other checks as specified in your chosen package.
Our reports are based on visual inspection only. We don't perform destructive testing, and we can't identify issues hidden behind walls, under floors, or in areas we can't access. An inspection is a snapshot of conditions at the time of the visit.
2. Booking and Payment
Inspections must be booked in advance. We require property access to be arranged before the scheduled inspection time. Payment is due before or at the time of service, depending on the arrangement confirmed during booking.
Prices are quoted in Thai Baht (THB) and US Dollars (USD). All prices are subject to change, but we honor the price quoted at the time of your booking confirmation.
3. Cancellation and Rescheduling
You can reschedule or cancel an inspection with at least 24 hours notice at no charge. Cancellations with less than 24 hours notice may be subject to a cancellation fee of up to 50% of the service price. No-shows will be charged the full service price.
If we need to cancel due to unforeseen circumstances, we'll offer a full refund or reschedule at your convenience.
4. Property Access
You're responsible for ensuring we have access to the property at the scheduled time. This includes coordinating with landlords, agents, or building management as needed. If we arrive and can't access the property, this counts as a no-show and the cancellation policy applies.
5. Report Delivery
Inspection reports are delivered electronically within 24 to 48 hours of the inspection, depending on your package. Reports are provided in PDF format and include photographs. Rush delivery may be available for an additional fee.
6. Limitations of Liability
Our inspection is a visual assessment based on conditions at the time of the visit. We can't guarantee that all defects will be found, and we're not responsible for issues that develop after the inspection or that weren't visible during the inspection.
Our liability is limited to the fee you paid for the inspection service. We're not liable for decisions you make based on our report, including decisions to rent or not rent a property.
We don't provide legal, financial, or structural engineering advice. If our report identifies concerns in these areas, we recommend consulting appropriate professionals.
7. Report Use
The inspection report is prepared for your use. You may share it with landlords, agents, or other parties involved in your rental transaction. However, we're not responsible for how third parties interpret or act on the report.
8. Intellectual Property
The inspection report, including photographs and written content, is our intellectual property. You receive a license to use it for your personal rental decisions. You can't republish, resell, or use our reports commercially without written permission.
9. Dispute Resolution
If you're not satisfied with our service, contact us and we'll work to resolve the issue. If we can't reach a resolution, disputes will be resolved under Thai law in the courts of Bangkok.
10. Governing Law
These terms are governed by the laws of the Kingdom of Thailand. Any legal proceedings related to these terms will be conducted in Bangkok.
11. Changes to Terms
We may update these terms from time to time. The version in effect at the time of your booking applies to that service. We'll post any changes on this page.
